The 8,000-acre Southwest Indiana Megasite (SWIM) currently offers three prime sites with flexible zoning to speed startup and productivity:

  • Generation Springs: 340 acres
  • Indiana Southern Rail 4B Site: 400 acres
  • Norfolk Southern Rail Site: 760 acres

Each site delivers rapid speed and nonstop performance with: Interstate and highway access; an NS Class I rail line and an Indiana Southern line connecting to a CSX Intermodal facility; and abundant electrical capacity, including another 345kV line under construction.

SWIM’s utilities include dual 345kV transmission lines with another 345 kV line under construction; multiple fiber feeds from leading telecommunications providers; expanding water and waste water capacity.

Unique Incentives

A wide variety of incentives are available – but here’s a few unique to our area.

  • A transferrable tax credit equaling the lesser of either 30% of the entire qualified investment or $5 million, up to $25 million over a five-year period.

  • Economic Development for a Growing Economy (EDGE) refundable Indiana tax credit, phased in annually up to 10 years, based on the jobs created.

  • Mine Reclamation Tax Credit (Southwest Indiana Megasite)

  • Local Tax Increment Financing (TIF) for infrastructure and construction.
